The Drip You Stopped Noticing Is Costing You
A tap that drips through the night. A mixer that needs a hard shove to shut off. A garden tap seized solid at the wall. None of it stops you using the house, so it slides down the list and stays there.
The trouble is that a dripping tap is never just a dripping tap. Water running past a worn washer is slowly cutting a groove into the brass seat underneath it, so the drip comes back faster each time somebody winds the handle harder to stop it. Left long enough, the tap body itself becomes the thing that needs replacing, and a ten minute job turns into a new set of tapware.
We start with the seat. Regrinding it costs less than replacing the tap, and on plenty of older Brisbane homes it is all the job needs. Where a cartridge has failed in a mixer, we carry the common sizes on the van. Where the tapware is genuinely past saving, we say so and quote the replacement rather than charging you to keep patching it.
Every job is quoted as one fixed figure before we start. There is no call-out fee*, no hourly rate ticking over while we diagnose, and no weekend loading. Our plumbers are QBCC licensed under 15578913, with more than ten years in the trade behind the work, and everything we install or repair carries our Lifetime Workmanship Guarantee.
Book in the morning and it is usually done the same day. Same-day service is guaranteed, or you get $65 off the job. If the problem turns out to sit further back in the pipework, we will say so rather than fitting a new washer and leaving, and we can move straight into tracing a concealed leak on the same visit.
Some tap jobs are really building jobs. Older Queenslanders often have tapware set into hardwood or tiled hobs where the original threads have corroded into the fitting, and freeing them without cracking a tile takes patience rather than force. Wall-mounted sets in renovated bathrooms sometimes sit on breeches that were never designed for the mixer now bolted to them, which is why a new tap can start weeping at the wall within months of a tidy-looking install.
Units and townhouses bring their own wrinkle. Isolation is often shared, so shutting down one bathroom can mean coordinating with a body corporate before anyone touches a spanner. We work through that as part of the job rather than treating it as your problem to solve. If the tap is only one item on a longer list, our general plumbing visits are built for exactly that.
Types of Tap Work We Take On
Tap work splits into a handful of jobs, and knowing which one you are looking at is what makes the price make sense. These are the six we get called out for most across Brisbane homes and business sites.
Kitchen Mixers
The tap that works hardest in the house. Cartridge replacement where we can, a new mixer where the body has gone.
Basin and Bath Taps
Vanity sets and bath spouts that drip, weep at the base or refuse to shut off cleanly.
Laundry and Garden Taps
Outdoor and tub taps seized by weather and hard water. Often a reseat and a new washer rather than a replacement.
Shower Mixers
Single-lever and dual-control shower taps. A failed cartridge here shows up as temperature that will not hold steady.
Leaking Taps
The drip, the weep at the spindle and the puddle in the cupboard. We find which of the three you actually have.
New Tapware Installs
Renovation and replacement fit-offs, matched to your existing holes and pipework so nothing sits proud of the wall.
Our Tap Repair Services
Honest quotes, a fast response, and workmanship guaranteed for life. Three promises, one licensed local team.
Most tap calls land in one of six jobs, and between them they cover almost everything a Brisbane home or business throws at us. Whether it is one dripping spindle or a full set of tapware through a renovation, you get the same licensed team and the same fixed-price approach each time.
Tap Repairs
Washers, spindles, seats and O-rings. The everyday fix that stops the drip without replacing anything still working.
Cartridge Replacement
Mixers that stick, leak or lose temperature control. We carry the common cartridge sizes on the van.
Tap Reseating
Regrinding the brass seat so a new washer lands flat. This is what stops the drip coming straight back.
Tapware Replacement
New sets supplied and fitted when the body is past repair, matched to your existing holes and pipework.
Outdoor Tap Work
Garden and hose taps, including seized spindles, split backplates and taps pulling away from the wall.
Commercial Tapware
Cafes, salons and offices where a failed tap stops trade. Booked around your opening hours where we can.

Signs a Tap Needs Attention Now
Taps warn you long before they fail properly. The trouble is that most of the warnings are easy to live with, so they get ignored until the tap is stuck open or the cupboard underneath is wet. These are the ones worth acting on early.
- A drip that returns after rewashering
- A handle you have to force
- Weeping at the spindle
- Shower temperature that will not hold
- A damp vanity cupboard
- White crust around the tap base
- A spindle that spins freely
Most of that list is a morning of work if you catch it early. Leave it and you are replacing tapware instead of servicing it, and a tap weeping inside a vanity can quietly rot the cabinetry around it. If the damp is spreading further than the cupboard, you may be looking at a failed pipe behind the wall rather than the tap itself.
Common Tap Faults and What Causes Them
The signs above are what you notice. These are the faults behind them. Knowing the cause is what tells you whether the tap needs a small part or a full replacement.
Perished Washers
Rubber hardens with heat and age until it can no longer seal against the seat. The most common fault we attend.
Scored Brass Seats
Years of grit under the washer cut a groove into the seat, so every new washer fails faster than the last.
Failed Cartridges
Ceramic discs inside a mixer wear or crack, which is why the lever loses both flow control and temperature.
Perished O-Rings
Seals around a swivel spout dry out and shrink, letting water escape at the base rather than the spout.
Corroded Spindles
Brass threads oxidise in hard water until the handle turns without engaging anything underneath it.
Poor Original Installs
Overtightened tails, missing washers and thread tape used in place of a proper seal. Common on renovation fit-offs.
Stop the Next Tap Callout Before It Starts
Most tap failures are predictable. Washers have a service life, and a tap that has been reseated properly will run years longer than one that has had a new washer forced onto a scored seat. If you are having a set replaced anyway, renewing the flexible hoses under the sink at the same time costs very little and removes the single most common cause of indoor flooding we get called to.
Homes, Rentals and Business Sites
We work for owners, tenants, property managers and business operators, and each one wants something slightly different. Owners want to know whether to repair or replace. Property managers want it booked, done and invoiced without three phone calls. Business sites want it handled around trading hours. You get the same licensed team and the same written price whichever one you are.
How a Tap Job Runs
Six steps, the same on a single dripping washer as on a full set of renovation tapware. You will know what is happening and what it costs before anyone picks up a tool.
1. You Call
Tell us what the tap is doing. We book a real arrival window rather than a vague half-day.
2. We Have a Look
We isolate, open the tap up and find whether it is the washer, the seat or the body at fault.
3. Fixed Price First
One written figure covering parts and labour. You approve it before any work starts.
4. We Do the Work
Reseat, rewasher, recartridge or replace. Drop sheets down and the bench protected while we go.
5. We Test It With You
Run it hot and cold, check the shut-off and confirm there is no weep at the spindle or the base.
6. Clean Up and Guarantee
Old parts out, cupboard dry, and the Lifetime Workmanship Guarantee recorded against the job.

FAQs
Tap Questions, Answered Plainly
Below are the things people ask us before booking tap work. Short answers, no sales pitch.
Is it cheaper to repair a tap or replace it?
Repair, almost always, provided the tap body is sound. A reseat and a new washer costs a fraction of new tapware and will last years if it is done properly. We only recommend replacement when the body is corroded, the thread has gone, or parts for that model are no longer made. You get both options and a recommendation, not an ultimatum.
Why does my tap start dripping again so quickly?
Because the seat underneath the washer is scored. Water running past a worn washer cuts a groove into the brass, and once that groove is there a new washer cannot land flat against it. Regrinding the seat is what fixes it properly. A tap that has been rewashered three times without a reseat will simply keep failing.
Can you fix a mixer tap, or does it need replacing?
Most mixers are repairable. The usual fault is the ceramic cartridge inside, which is a replaceable part rather than a reason to buy a new tap. We carry the common sizes on the van, so a lot of mixer repairs are finished on the first visit. Where the cartridge is a discontinued shape, we will tell you before we start rather than after.
Do you supply the tapware or do I?
Either works. We can supply and fit, or install a set you have already bought. If you are buying your own, send us a photo or the model number before the day so we can check it suits your existing holes and pipework. That one step avoids most of the surprises on renovation fit-offs.
How long does a tap repair take?
Most are finished inside the same visit. A washer and reseat is usually under an hour. A full set of tapware takes longer, and older homes where the tails have corroded into the fitting can add time. We will tell you which one you are looking at when we quote, not afterwards.
Do I need a licensed plumber to change a tap washer?
For a simple washer change on an existing tap, no. Anything that involves disconnecting or altering the water service does need a licensed plumber under the Plumbing and Drainage Act 2018. Our team is QBCC licensed under 15578913, so if a washer job turns into pipework you are already covered.
Is there a call-out fee for tap work?
No. There is no call-out fee*, so nothing is charged simply for turning up and looking at the tap. You get a written price before any work starts, and that price is what you pay. There are no weekend rates either.
Not sure if it needs a repair or a new tap?
Call and describe what it is doing. Our team will tell you whether it is a washer, a cartridge or a replacement, and roughly what each one involves, before you book anything.
