Roof Plumbers
Where Rainwater Goes Wrong on a Brisbane Roof
You notice it in a downpour. Water sheeting over the front of the gutter instead of running to the downpipe. A waterfall off one corner that has carved a trench through the garden bed. A brown stain creeping across a ceiling that was perfectly fine last summer.
Roof plumbing is the part of the house nobody looks at until it fails. Gutters fill with leaf litter and start holding water, which rusts them from the inside out. Flashings lift where the roof meets a wall or a chimney. Downpipes crack behind a wall or disconnect from the stormwater line below ground, and the water that should be leaving the property soaks into the footing instead.
Brisbane weather makes all of it worse, faster. A storm season of short, intense downpours finds every undersized gutter and every flashing that was tacked on rather than lapped properly.
We work through it in the same order every time: find where the water is actually going, tell you what it will cost to fix, then do the work. Every job is quoted as one fixed figure before we start, with no call-out fee* and no hourly rate ticking over while we get up and look. Our plumbers are QBCC licensed under 15578913, and everything we install or repair carries our Lifetime Workmanship Guarantee.
Where the fix is one section of gutter, we say so rather than quoting the whole house. Where the run has rusted through in three places and the fall was wrong anyway, we say that too. If water is getting in somewhere other than the roof, we will find that before you spend money on guttering, and we can move into leak detection on the same visit.
Not every roof problem is a roof plumbing problem, and it is worth being straight about the line. We are licensed plumbers, so gutters, downpipes, flashings, rainheads and the stormwater they feed are our work. Replacing broken tiles, re-bedding ridge capping and full re-roofing are a roofer’s trade, and we will tell you when that is what you actually need rather than take the job anyway.
The other thing worth knowing is where your stormwater ends up. Plenty of older Brisbane properties have downpipes discharging onto the ground or into a line that collapsed years ago. New guttering will not help if the water has nowhere to go, so we check that connection before quoting, and where the underground line has failed we can handle it as a stormwater drain job.
Roof Plumbing Work We Take On
Roof plumbing covers everything that moves rainwater off the roof and away from the building. These are the six jobs we get called out for most across Brisbane homes and business sites.
Gutter Repairs
Rust holes, split joints, sagging brackets and gutters holding water. Repaired where the run is still sound.
Gutter Replacement
Full or partial re-gutter where the run has rusted through or the fall was never right to begin with.
Gutter Guard Installation
Mesh and guard systems fitted to keep leaf litter out of gutters and valleys, sized to your roof profile.
Downpipe Repairs
Cracked, blocked or disconnected downpipes, including the joint into the stormwater line underground.
Roof Flashings
Flashings at walls, chimneys, valleys and penetrations, refitted so water is directed out rather than under.
Fascia Repairs
Rotted or rusted fascia repaired or replaced so the guttering has something solid to fix back to.
Our Roof Plumbing Services
Honest quotes, a fast response, and workmanship guaranteed for life. Three promises, one licensed local team.
Six jobs cover almost everything we are called to on a Brisbane roof. Some are a single length of gutter and some are a full run with new fascia behind it, and you will have the price in writing before anyone goes up.
Leaking Roof Repairs
Tracing where water is getting in and sealing it, from lifted flashings to a downpipe backing up under the roof line.
New Gutter Installation
New guttering sized and fallen correctly, fixed to sound fascia and connected properly to the stormwater.
Downpipe Replacement
New downpipes run and connected where the old ones have cracked, rusted or come away from the wall.
Storm Damage Response
Gutters torn loose, downpipes snapped and flashings lifted after a storm. Made safe first, repaired properly after.
Rainhead and Sump Work
Overflow rainheads and box gutter sumps, which is where most commercial roof leaks actually start.
Gutter Cleaning
Clearing leaf litter and silt so the gutter can do its job. Usually the cheapest roof plumbing you will ever buy.

Signs Your Roof Plumbing Needs Work
Roof plumbing gives you plenty of warning, but almost all of it only shows up while it is raining, which is exactly when nobody wants to go outside and look. These are the ones worth acting on before the next storm.
- Water spilling over the gutter front
- Rust streaks down the fascia
- A ceiling stain that keeps growing
- Gutters holding water after rain
- A downpipe that stays dry
- Erosion under one roof corner
- Plants growing in the gutter
Most of that is a morning of work if you catch it early. Left alone, water running down a wall instead of into a downpipe gets into the frame, and a gutter full of wet leaf litter is heavy enough to pull its own brackets out. If water is pooling at the base of the house rather than draining away, the problem may be a failed line below ground rather than the gutter above it.
What Actually Goes Wrong Up There
The signs above are what you notice from the ground. These are the faults behind them, and knowing which one you have is what decides whether this is a repair or a replacement.
Rusted Gutter Beds
Water sitting in a gutter that will not drain rusts it from the inside, so the first hole is rarely the last.
Wrong or Lost Fall
Guttering that has sagged, or was never fallen to the downpipe, holds water along the whole run.
Lifted Flashings
Flashings that have pulled away at a wall or chimney let water track straight in behind them.
Blocked Downpipes
Leaf litter packs into the head of the downpipe until the gutter overflows every time it rains.
Failed Stormwater Line
The underground line the downpipe feeds has collapsed or filled, so water backs up and surfaces at the base.
Rotted Fascia
Timber fascia softened by years of overflow can no longer hold a bracket, so the run sags further.
Stop the Next Roof Leak Before It Starts
Almost every roof plumbing job we attend was avoidable. Gutters cleared before storm season drain properly through it, and a flashing checked while someone is already on the roof costs nothing next to a ceiling repair. If you have trees over the roof line, gutter guard pays for itself faster than most people expect, because it turns an annual clean into an occasional one.
Homes, Rentals and Business Sites
We work for owners, tenants, property managers and business operators. Owners want to know whether to repair a run or replace it. Property managers want it documented before a ceiling comes down. Business sites usually have box gutters and sumps, which need a different approach to a house. You get the same licensed team and the same written price whichever one you are.

Why Brisbane Calls Us Before Storm Season

FAQs
Roof Plumbing Questions, Answered Plainly
Below are the things people ask us before booking roof and gutter work. Short answers, no sales pitch.
Is roof plumbing the same as roofing?
No, and the difference matters. Roof plumbing covers everything that carries rainwater off the roof: gutters, downpipes, flashings, rainheads and the stormwater connection. Roofing covers the roof surface itself, including tiles, ridge capping and re-roofing. We are licensed plumbers, so we do the first, and we will tell you honestly when you need the second.
Can you repair a gutter or does the whole run need replacing?
It depends on why it is failing. A single rust hole or a split joint on an otherwise sound run is a repair. Where the gutter has rusted in several places, or the fall is wrong along its length, replacing the run costs less than repairing it repeatedly. You get both options and a recommendation.
Is gutter guard worth it?
If you have trees over the roof line, usually yes. It turns gutter cleaning from an annual job into an occasional one and stops leaf litter packing into downpipe heads. It is not maintenance free, and anyone telling you it is has oversold it. We will tell you which profile suits your roof.
Why does my gutter overflow even though it is clean?
Usually fall or capacity. A gutter that has sagged holds water along its length, so there is no room left when it rains hard. Undersized guttering on a large roof area does the same thing. Both show up as water over the front edge in heavy rain, and both are fixable.
Can you find where my roof is leaking?
Usually, yes. Roof leaks rarely appear directly under the entry point, so we work back from the stain through the flashings, valleys and gutter line. Where the entry point is genuinely hidden we will say so rather than guess, and we will not replace guttering on the hope it fixes a ceiling stain.
Do you work on commercial roofs?
Yes. Commercial sites usually mean box gutters, sumps and overflow rainheads, which fail differently to domestic guttering and cause a great deal more damage when they do. We handle those, and we work around trading hours where the site needs it.
Is there a call-out fee for roof work?
No. There is no call-out fee*, so nothing is charged simply for coming out and getting up to look. You get a written price before any work starts, and there are no weekend rates.
Not sure if you need a plumber or a roofer?
Call and describe what you are seeing. Our team will tell you whether it is gutters, flashings and downpipes, which is our work, or the roof surface itself, which is not.
