Leaking taps, running toilets, poor pressure and the jobs on your list. Priced up front and booked for the same day.
A tap that drips all night. A toilet still running an hour after you flushed it. A shower that has lost its push, and a cupboard under the sink that never quite dries out. None of it is an emergency, which is exactly why it sits on the list for months.
That is where most of our work happens. General plumbing is the everyday side of the trade: repairs, replacements, maintenance and the awkward small jobs nobody wants to quote because they are too little to be worth the trip. We take them, and we take them right across Brisbane, for houses, units, rentals, offices and commercial sites. You get a fixed price before anything is touched, a $0 call-out fee*, and no weekend rates if Saturday is the only day that suits you.
Small does not mean simple.
A dripping mixer might be a perished washer, or a tap seat that has been chewing through washers for years. Weak flow at one outlet is usually a blocked aerator. Weak flow at every outlet is something further back, and worth finding before you start buying tapware. Under the Plumbing and Drainage Act 2018, regulated plumbing and drainage work in Queensland has to be carried out by a QBCC licensed plumber or drainer, and the Act sorts it into permit, notifiable and minor work. Our plumbers work to that, under licence 15578913, so whichever category your job falls into it is done and recorded properly.
Where the honest answer is a replacement rather than a repair, we will say so and price both ways instead of quietly swapping everything out. New tapware, a toilet suite, a split flexi hose, a laundry tub, an outside tap, or hot water system repairs and replacement in Brisbane if that is what has given up. Every job carries our Lifetime Workmanship Guarantee and our clean-up guarantee, so what you are left with is a plumbing problem you no longer have to think about.
Some jobs are less about the fitting and more about the building around it. Older Queenslanders hide galvanised pipe behind lining boards, and touching one fitting can find you three more. Slab homes put the pipework under concrete, so access decides the method before anything else does. Units bring a shared water main, a body corporate that has to authorise work in common areas, and neighbours who lose water too while the riser is off. Commercial sites have trading hours, and we plan around them.
Rentals get their own treatment. We can liaise with the tenant, work to an agreed approval limit and invoice the agency. And if the fault turns out to be the drain rather than the fixture, that stays with us as well, because clearing blocked drains across Brisbane is the same team and not a referral to somebody else.
General plumbing covers a lot of ground, so it helps to know where your job sits. These are the six areas we get called out for most, across homes, rentals and commercial sites right around Brisbane.
Dripping kitchen mixers, seized garden taps and tired basin sets. Repaired with a washer or cartridge where we can, replaced where we cannot.
Cisterns that keep refilling, a weak flush, a rocking pan or water creeping at the base. Most are sorted in one visit.
Weeping joints, wet vanity floors and the braided hoses under your sink. Those hoses are the first thing worth checking in any house.
Flow that has dropped at one tap or right through the building. We test at the meter first rather than guessing at parts.
New basins, sinks, laundry tubs, showers and outside taps, fitted and sealed so nobody has to redo the job in two years.
A booked walk through of taps, hoses, valves, cisterns and wastes for landlords, agencies and businesses that would rather not be surprised.
Honest quotes, a fast response, and workmanship guaranteed for life. Three promises, one licensed local team.
Most general plumbing calls land in one of six categories, and between them they cover almost everything a house or a small site can throw at you. You can book a single job or hand us a list. Either way it is the same licensed team, the same fixed price in writing, and the same guarantee at the end of it.
The everyday faults. We find the cause rather than the symptom, quote it in writing, and fix it in one visit where possible.
Tired tapware, toilet suites and fixtures swapped for something that works, using WELS rated products where water use is worth watching.
A scheduled check of the fittings that fail quietly, for landlords, agencies and businesses that cannot afford an unexpected shutdown.
Kitchens, bathrooms and laundries roughed in and fitted off, timed around the tiler and the cabinetmaker instead of holding them up.
Water where it should not be, or a fixture out of action in a busy household. Same-day service is guaranteed when you call.
Offices, cafes, shops and industrial units. More fixtures, tighter trading hours, and work scheduled so your doors stay open.
Call Vanguard Plumbing & Gas and we will get a plumber out to you for a $0 call out fee*. Run through the list, we will work out what it takes, and the figure is agreed before a tool comes out of the van.
Plumbing gives you warnings long before it gives you a flood. The trouble is that the warnings are quiet, and easy enough to live with for another week. Here is what tends to show up in the months before a repair turns into a replacement or a wet ceiling.
Most of that list is a morning of work if you catch it early, and a much longer day if you do not. Book the jobs together and you pay for one visit instead of three. General plumbing is only part of what we do, so have a look at our full range of plumbing and gas services.
The signs above are what you notice. These are the faults behind them. Knowing the cause is what decides whether you need a washer or new pipework, and it is why nothing here gets quoted before it is tested.
A tap that will not shut off has a hardened washer or scored seat. Grinding the seat stops the drip returning.
A toilet that whistles or refills on its own has a worn inlet valve, a perished outlet seal or a float set high.
The braided hoses feeding sinks and vanities corrode from the inside out. They let go without warning and empty into the cupboard.
Plenty of older Brisbane homes still run galvanised steel. Rust narrows the bore, which starves your flow and colours the water.
Grit and scale collect in tap outlets and mixer strainers. One slow outlet while the rest are fine points straight at this.
Movement, heat and old thread tape let joints seep behind cabinets and under floors, often for months before a stain gives it away.
Most of the jobs we attend were avoidable. Flexi hoses have a service life and nobody replaces them until one bursts. Isolation valves seize because they never get turned. A short maintenance visit looks at the hoses, the valves, the cisterns and the outside taps while all of it is still cheap and everything is still dry.
We work for owners, tenants, property managers and business operators, and each one wants something slightly different. Owners want the fault explained. Agencies want an approval limit and a tidy invoice. Cafes, shops and offices want the work done without closing the doors. Tell us which one you are when you call and we will schedule it that way.
Six steps, the same on a dripping tap as on a full bathroom fit-off. You will know what is happening, what it costs and when we are arriving before anybody picks up a tool. No guesswork on either side of the conversation.
Run through your list on the phone. We match the visit to the work, so one trip covers everything you need done.
On site we find the actual cause, then check whether anything nearby is quietly heading the same way.
One written figure covering parts and labour, with options where options exist. There is no call-out fee* to get that far.
Most jobs finish in that visit. Our vans carry the common parts so a repair does not become a second appointment.
Taps run, cisterns cycle, joints stay dry. We show you what changed before the drop sheets come up.
Old fittings and packaging leave with us, and your invoice carries our Lifetime Workmanship Guarantee on the work.
One visit can clear the whole list. Tell us what needs doing. Same-day service is guaranteed, or you get $65 off your job, and the call-out is $0 either way.
Everyday repairs, fixed properly the first time, with the price agreed before we start.
Twenty years and more of everyday plumbing has taught us that people want three things: a price they can trust, someone who actually turns up, and work that lasts. No subbies, no surprise bills. Here is how that plays out on a general plumbing job.
Same-day service is guaranteed. Miss that window and $65 comes off the bill, so the promise costs us and not you.
You approve one written figure before we start. No hourly rate running while we diagnose, and nothing added on for a Saturday.
Licence 15578913 sits behind every job, and more than twenty years of trade experience sits behind the licence. Nothing goes unrecorded.
The Lifetime Workmanship Guarantee covers what we install and repair. If it lets go later, we come back and make it right.
Drop sheets down, old fittings out, and the cupboard dry when we go. That is our clean-up guarantee in practice.

Below are the things people ask us before booking everyday plumbing work. Short answers, no sales pitch. Anything we have missed, ask us on 0487 037 290.
It is everything that is not a specialist call-out. Tap and mixer repairs, toilets and cisterns, split flexi hoses, leaking or slow wastes, new fixtures, water pressure problems, laundry and outside taps, and the roughing in and fitting off on a renovation. If it carries water into or out of your building and it has stopped behaving, it is ours. If your job really does belong with a specialist, we will tell you which one instead of winging it.
There is no call-out fee*, so nothing is charged simply for turning up and looking. Small work is quoted as a job rather than by the hour, which means you see the figure before we start and it does not creep while we are there. If you have two or three little things, put them all in the one booking. It works out better for you than three separate visits, and we would rather do it that way too.
Yes, and it is the smartest way to book us. Our vans carry the common washers, cartridges, seals, inlet valves and flexi hoses, so a tap and a toilet in the same visit is usually one trip and one price. Give us the full list when you call so we allow enough time. Anything needing a part we do not carry gets quoted on the spot and booked straight in.
It depends whether it is one tap or all of them. A single slow outlet is usually a blocked aerator, a clogged strainer or an isolation valve that is not fully open. Low flow everywhere points to the main tap, a failed pressure limiting valve, corroded pipework, or water escaping on your side of the meter. We test at the meter and at the fixtures before we change anything, which is the same method we use for finding concealed water leaks.
Yes. We run scheduled maintenance visits for owners, property managers and business sites, and you decide how often they happen. A visit covers tapware, flexi hoses, isolation valves, cisterns, waste outlets and anything a tenant or a staff member has complained about, and you get a written list of what was done and what is worth watching. It is the cheapest plumbing you will ever buy, because none of it is urgent yet.
For most work, yes. The Plumbing and Drainage Act 2018 sorts plumbing and drainage into permit, notifiable and minor work, and regulated work has to be carried out by a QBCC licensed plumber or drainer. A tap washer sits at the minor end of that scale, but the moment a fixture comes off or pipework is opened up it is licensed work. Our plumbers hold licence 15578913 and every job is done under it.
Most everyday repairs are finished inside the same visit. A tap or cistern repair is quick. A fixture swap takes longer, because the old one has to come out and the new one has to be sealed and tested. Anything hidden behind tiles or under a slab is where surprises live, so we will tell you what we expect when we quote. If it runs longer than that, the price you agreed does not move.
Call and describe it. Our team will tell you whether it is a quick repair, a replacement, or something that can safely wait until next week.
